BOOKING, PAYMENT, AND CANCELLATION POLICY
1. Booking Policy
Each booking, once confirmed, constitutes a contract under Italian law and is binding for both the Guest and the Property.
Following a request for availability, a non-binding offer will be sent via email.
The booking is considered confirmed and binding only upon receipt of the required deposit, to be made within 24 hours of confirmation. If payment is not received within the specified time, the booking will be automatically considered unconfirmed.
Confirming the booking implies full acceptance of these booking, payment, and cancellation terms.
Upon arrival at the Property, it is mandatory for each guest to present a valid identification document, as required by current Italian law.
2. Booking Modifications
Any request to modify a booking must be communicated to the reception and will be evaluated based on availability. The Property will make every effort to accommodate such requests.
If the modification involves a change of period with different rates, the payment of any price difference may be required. The Property reserves the right to refuse modifications that may affect availability or organization.
3. Flexible Rate
Requires a deposit equal to 40% of the total stay, with the balance payable at the Property before departure. Minimum stay: two nights.
All rates include Italian-style breakfast only. Any additional consumption or services will be charged as extras.
4. Extras
Tourist tax (to be paid at check-out):
- April: €2.00 per person per night
- May to October: €3.00 per person per night

The Boutique Hotel has 6 rooms, with a maximum occupancy of two people. The Suite is the only room type allowing triple occupancy, with a 30% supplement.
Pet Friendly: €30.00 per night for one pet only.
Each room has a minibar; consumptions are not included in the room rate and will be charged as extras.
All extras must be paid directly at the Property according to the accepted payment methods.
5. Payment – General Terms
The deposit can be paid via:
- For bookings through the Website: credit card or bank transfer;
- For bookings directly through the Property: credit card or bank transfer (for credit cards, a dedicated form will be sent).

5.1 Balance
The balance for the stay and any extras must be paid before departure.
Accepted payment methods on-site: credit card, debit card, and cash within legal limits.
For payments via bank transfer, please send the receipt to [email protected], indicating the booking date and contact details.
6. Cancellation Policy
All cancellations must be communicated in writing.
Cancellation up to 31 days before arrival: deposit refunded minus €20.00 administrative fee.
Cancellation from 30 days before arrival to the day of arrival, no-show, late arrival, or early departure: 100% of the booked stay will be charged.
No refund is provided for interrupted stays.
Cancellation Insurance
It is highly recommended to purchase travel insurance with cancellation coverage to protect against unforeseen events.
